WHERE THE EXPERIENCE IS HELD

OS&E

Operating Supplies and Equipment are the products a property relies on every day, across guest rooms, dining, bar and service. Often defined late in a project, their specifications influence how a place is operated, maintained and replenished for years to come.

We approach OS&E as a coordinated scope between design intent and operational requirements. Starting from the service model and the needs of each area, we define item schedules, quantities and specifications. Every selection is assessed for material performance, maintenance, replacement availability, cost and lead times, as well as its fit within the wider design.

TABLE & DINING

Tableware, cutlery, glassware and tabletop accessories for food presentation and dining rituals.

BEVERAGE & BAR

Objects for tea, coffee, wine, cocktails, water and other beverage rituals.

SERVICE & PRESENTATION

SHAPING THE PHYSICAL EXPERIENCE

FF&E

Alongside OS&E, we work across selected FF&E scopes, from furniture and decorative lighting to textiles, artwork and accessories. For new projects, we develop and deliver these selections in alignment with the interior concept and the appointed design team, bringing together established brands, specialist makers and bespoke pieces.

We also work with properties already in operation. A restaurant may need new seating; a hotel may wish to renew its guest-room textiles or update a shared space. These focused interventions are shaped around the existing identity of the property, its operational needs and the practicalities of working in a live environment.

From specification and sourcing to procurement and installation, we work with owners, operators and the appointed design team to bring OS&E and selected FF&E into the project in line with its concept, programme and budget.

/ OPERATING PROPERTIES

We undertake focused updates to OS&E and selected FF&E in properties already in service, from renewing tableware and guest-room details to replacing furniture or lighting. Scope and delivery are planned around day-to-day operations.

Procurement Management

We manage procurement through a dedicated digital platform that brings product schedules, specifications, supplier proposals, budgets and approvals into a structured workflow. Each client has a project-specific dashboard to review selections, approve individual items and leave feedback directly against each product. Once decisions are confirmed, we coordinate orders and track lead times, production and delivery against the approved schedule, keeping a clear record from specification through to installation.
